Financing A Land Purchase

They say the root of all wealth is in land, but is that really true?  As a potential buyer I wanted to know if financing a land purchase would be good for my portfolio and decided to check it out with my calculator.  I first averaged out my current investments.  I assumed a 10% average on the retirement's accounts and stock market over the next twenty years as well as 3% on my savings.
