How may I use the land?

The land is zoned residential; you may have horses, dogs, etc…. or plant a garden and some fruit trees. The choice is yours! As long as it’s not commercial.

May I pay off early without penalty?

Yes, you may pay your land off early at any time without pre-payment penalty. If you decide to cash out you will receive a 10% discount off the balance due.

What improvements have been made?

All lots have been surveyed and registered in Cochise County of Arizona. Surveys are accurate, the parcel corners are clearly marked with metal pins underground, additionally unpaved roads have been built for access.

How many people have purchased?

Over 500 people have purchased land in Sunsites Ranches.

Will your prices increase?

During the last 10 years, our prices have increased only due to supply and demand. We believe this trend will continue.

Why is land at Sunsites Ranches so inexpensive, what’s the catch?

First, you’re purchasing directly from the developer, no middleman, no sales person to pay a commission to. We purchase big parcels in bulk. Can we resell our property in the future and make a profit?

There is no magic ball but if the past is an indicator, yes. You can resell your property at a profit. To do this, your property must be paid in full. Can I live in an RV on my property?

Living in an RV is only allowed during the construction of a permanent home. Construction of your home may be started any time after you have been deeded.

How close is electricity to the property?

Either very close or on the property.

Is there water on the property or in the area?

Over 1,000 wells have been dug in the area and all produced drinkable water.

When can I start building my dream home?

Anytime you choose after you have been deeded.

How close are medical facilities and hospital?

There are doctors, dentists, medical professionals and chiropractors at Sunsites only 20 minutes away. However, if you’re looking for major medical facilities like hospitals see Douglas, Wilcox and of course Tucson, which is considered to have one of the best medical facilities in the United States, only an hour away.

When can I see the property?

Anytime you want as long as you make an appointment. Please call 800-659-9957. We do ask for at least two weeks notice if possible.

How level are the lots?

Totally level and 100% buildable.

Are there properties in the mountains?

No

What are the building restrictions?

You can build anything your heart desires with a minimum 1,200 sf of livable area and built of noble construction materials.

Can I transfer my lot to my children or grandchildren?

Yes.

What are my terms?

Your terms are zero down, zero interest, all your payments go to principal. “Best Terms Nationwide!!!”

Is there an association?

Yes. The association is for maintaining roads for the access to the lots, which make the lots more valuable. Cost is currently $55 annually per lot.

How much is property taxes?

The average property tax is $25 annually per lot.
